Compact, clean , safe and friendly place. Enjoyed our stay particularly as there was a swimming pool and the pony rides we a special treat.
The cottage was surprisingly spacious.

I have justed stayed at Smythen Farm in the newly renovated Forest View cottage it was lovelly, spacious and airy. My boys had a great time in the pool and games room and played football with the owners sons. They had a great time. Smythen Farm is in a really good location, and we a really good holiday.

Returning 12 months on, the accomidation has come on leaps and bounds. I stayed in Forest View home from home, the improvements include central heating, new carpets and furniture through out. Awesome. Booled again for September.

We stayed atForest view the week before Easter and enjoyed sunny weather every day. The cottage was very comfortable and the owner went out of there way to provide everything we needed.
The whole family enjoyed the heated pool which we used every morning and evening.
We were in the games room until 10 every night, where Dad was challenged to Table Tennis, Darts and Pool.
We were free to walk the 18 acres of farmland with the dog, and my Daughter rode one of the ponies on the Monday evening.
The good thing about Smythen is that it is central to all of the North Devon beaches and attractions. We definitely plan to return.

Smythen Farm Cottages is great for the family, its quiet, plenty for the kids to do around the cottages. We will certainly book again. We stayed in the Seaview cottage, it was the cleanest place I have ever rented, fully equipped. The owners are lovely and very helpful. I recommend it 100 percent.

Four adults and four children stayed at Forest View from 15 July for a week and enjoyed it that much we all plan on booking again for next year! There is so much for the children, such as, pony rides, heated pool, play area, games room and chickens/donkies for them to pet. The location is central for local amenities and attractions (Watermouth Castle was great) and is set in a beautiful quiet location. The owners are very helpful and friendly and have said they have further improvement plans for the coming years.

We were too disorganised to fill in the visitors book, but wanted to thank you for accomodating us so well last week and making us feel welcome. The youngest ones loved the sleeping bag by the way and had to rotate turns for it :) The games room and swimming pool were great especially on the wetter days and we had everything in the cottage we needed to make our life easier (I particularly was greatful for the dishwasher!!).

We have just enjoyed a fantastic summer holiday at Smythen Farm and have
already booked to return next year. It was a great base to explore the local
area, with its fabulous beaches & loads of fun places to take the kids. Our
cottage was spotless and the owners & their 4 children could not have been more
welcoming. With the swimming pool, play area, pony rides etc, our children (aged
2 & 6) had a great time, giving us the chance to relax & enjoy the stunning
scenery. Highly recommended!"

We had a wonderful week staying in Primrose Lane with our two girls.(13th-20th August 2011) The cottage was beautifully decorated and immaculately clean. The facilities are brilliant, particularly for children, the play area, ponies,chickens and swimming pool. Bill and Kathryn are both very friendly and helpful and our girls got on really well with their lovely children. Will definitely be returning next year, the farm is a wonderfully relaxing place to stay and is very well located for all the local beaches and attractions.Thank you for a great holiday.

My wife and I have just returned from our yearly stay at Smythen Farm and we were surprised at the quality of the refurbishment. We stayed in Forest View and couldnt fault it. We love the location of Smythen Farm, best location we have found for the wonderful walking in Exmoor and the North Devon coastal path. Looking forward to next year.

Just come back from a weeks stay in Sunalways, great stay at Symthen Farm. Cottages had been refurbished early that year. Fantastic views from upstairs living area and kicthen. The owner and family were very friendly, my boy got on great with their kids. Nice pool and games room, my boy loved it. Had a look at other cottages, liked also Seaview. Loads to do in nearby Woolacombe, Ilfracombe, Croyde etc. Been to north Devon 5 times in 7 years. Will probably return to Smythen Farm next year

What a brilliant week: this is an ideal holiday location for families with dogs and small children!!
Our 2 year old Molly enjoyed all of the farm animals, swimming in the pool, and all the outdoor toys!
We loved Putsborough Beach ( loads of pools for Molly crab in and dogs welcome as well)
Mollys first train experience on a train was a stream train at Woody Bay 25 Min trip she loved it.

My family and I would like to express our thanks to Bill and Kathryn for make our stay so relaxing for our stay over the Feb half term. We stayed in Sea View and it was really clean, very comfortable and cosy.
The walking in Exmoor was fantastic I especially recommend the Valley of the Rocks near Lynton and the Hunters Inn was a welcoming watering hole.
I must say that Smythen Farm is in the ideal location for a really enjoyable walking holiday.

Thank you for a fantastic week of total relaxation, it has been the first time EVER that we have been somewhere with our two boys and not worried or been constantly checking on them. As Smythen farm is such a safe place for couples with young children. Bill and Cathryn made us feel very welcome as did there four lovely children who were beyond fantastic with our two boys. I would not hesitate to recommend Smythen farm to anyone and would quite frankly struggle to fault it. I am most certain we will return, especially if Mason or Fraser have any say in it!!!!

We had a fantastic week at Smythen Farm staying in Forest View. The cottage was great, very tastefully decorated, comfortable and had everything that we needed. Bill, Kathryn and their children were all really friendly. It was great for us that our children were able to hang out with theirs when we werent out and about - at one point I thought we were going to have to bring Lydia and Dolly home with us!!! The children loved the swimming pool, all of the animals including horse riding and it was great that they could wander down to the Games Room on their own.
All in all, a lovely holiday - we would highly recommend this to friends (and have done already!) and look forward to returning again some day soon"

We have just returned from a 1 week holiday at Smythen Farm, the owners made us feel extremely welcome from the moment we arrived. Our daughter loved the pony rides and enjoyed walking in the field seeing all the other animals, the donkeys, sheep, pigs, chickens and muffin the dog. The play room and swimming pool were both excellent and there were lots of other children for our daughter to play with, she would have been happy to spend the whole week on the farm without actually going anywhere. We stayed in the Sunalways Cottage which was very clean and well equipped. The location is also very good with lovely views of the countryside and plenty to do nearby. I would definitely recommend Smythen Farm and would like to return again for another holiday soon.

My wife and I have just returned from a weeks stay in Sunalways Cottage, Smythen Farm. The cottage was well decorated and furnished and the vaulted ceilings gave the cottage a really spacious feeling.
The views from the cottage were stunning, on 3 or 4 occasions we could see Swansea on the other side of the Bristol Channel clearly. We also enjoyed the walking in Exmore - The Valley of the Rocks and the walk to Heddons mouth were our favourites.
We look forward to returning.

My wife and I have just returned from a week`s holiday in Honey Pot cottage at Smythen Farm and enjoyed every minuet of our stay. Despite it being the middle of march and the wind blowing full force outside the cottage was lovely and warm. It was well appointed clean and had all we needed to make our stay perfect. Despite dropping in on spec on a Sunday afternoon we were greeted with a friendly welcome from our host and nothing seemed to be too much trouble.In the heart of north Devon it was a fantastic base for us to see this most picturesque part of the country. Grate to see the donkeys and horses in the field right next to the cottage who all appeared friendly and loved to be petted. a superb place to stay and as Arny famously said "I`ll be back" thanks again guys keep up the good work.

We stayed here for the May half term, in Honeysuckle cottage. There was plenty of space for two adults and two kids, the kitchen was well equipped and there was even a washing machine (very useful when you have two little boys!). The cottage faced the courtyard (the swimming pool). Some of the cottages face onto the field, so have an amazing view.
The farm is lovely, there are animals to feed, a small heated and covered swimming pool, playground and play room. Kids instantly made new friends. Bill & Kathryn are very friendly and helpful. The local beaches were amazing. Would definitely recommend this farm.

Enjoyed our long weekend break – Its great to come back after 6 years and see all the new refurbishments and changes. We used to stay at Smythen Farm every September for our anniversary with our little Jack Russell- Eddie. Having now been married since August – We can now start returning back to Smythen Farm Each year – a break we toughly look forward to.
Bill and Kathryn have really improved things we look forward to seeing their future changes over the years.

Lovely stay, lots to see and do just in surrounding area. Dogs really enjoyed Saunton Sands which is a huge beach where dogs can go even in the summer. It’s a great Surf beach too..

This was our first visit to North Devon and we will definitely be back.
Honeypot Cottage has been a comfortable bolt –hole and an excellent base for exploring the area.
We have had enjoyable days out at Arlington Court and Lynton and Lynmouth. We highly recommend coming back from there along the coast road via Valley of the Rocks, Lee Abbey, Woody Bay and the Hunters Inn the scenery is truly spectacular. We had a lovely evening stroll at Mortehoe and rounded off the day at the sheepdog demonstration and the falconry display at Borough Farm- which was great fun!
Four days here have wetted the appetite for Devon and we hope that our next visit will be for longer.

What a fantastic setting for a week of pure “chill out” holiday. The cottage was fab and the location ideal for exploring North Devon Coast. People were really especially in Combe Martin which is very dog friendly. We are heading home with heavy hearts but will returning to this beautiful place.

We have had a lovely week in Honeypot Cottage at Smythen Farm. We loved the town of Ilfracombe which is only a 10 minute drive away. There are some lovely pubs and restaurants nearby. For anyone looking for a fab day out – we can highly recommend Exmoor Zoo, its cheap and very enjoyable.
Despite the weather not being at its best we still had a wonderful time at this beautiful place and we are sad to be heading home.

We have had a lovely stay in Honeypot Cottage, the cottage is situated in between Ilfracombe and Woolacombe with plenty to see and do. Our 2 year old loved the play area especially the trampoline and being able to stroke the donkeys and horses. The pool is amazing and a real treat to have on the complex = especially on a rainy day! The host were extremely helpful and the cottage really does have everything you will need.

We loved the pool and went in most days and the games room . My grandson beat me at football with the help of his father many times. At least I could win at table tennis. As a family with a 2 ½ year old we were lucky with then weather. Woolacombe is a really clean beach nearby. The Dinosaur Park and Woody Bay Railway were popular. When the weather was bad the lovely pool was a bonus. The cottage was clean and comfortable.
Tescos at Ilfracombe is convenient. The owner Bill was friendly and informative about the area.

What a lovely place to discover. Our first visit to Devon for a holiday and we have had a very relaxing time getting away from it all. The facilities are all excellent and ideal for us as a family. The pool lovely for the children and the park and the games room brilliant fun also.

We have had an amazing holiday here in Devon although the weather has not really been on our side. It didn’t stop us getting out and about enjoying the beautiful places around us – Lee Bay is probably our favourite. The pool and the hot tub were a bonus at the end of the day eating cream teas and ice- cream. We hope to be back soon must say thank you to the owners Bill and Kathryn who made us feel very welcome.

We had a great week here, what a fantastic spot. The cottage was spotlessly clean which was much appreciated. Bill and Kathryn are working hard to not only maintain but also to improve standards all the time and we were slightly disappointed that some of the guests have been a little disrespectful of this for example children left unsupervised in the games room damaging the equipment which the owners have to replace. If you like surfing Croyde is great, Woolacombe good too. If you like walking near streams and waterfalls – Watersmeet is lovely, Combe Martin is a great all rounder- fantastic fish and chips..

This our 3rd – we have bought each of our children and grandchildren since 2010. Each time we have had a wonderful time, the kids love the freedom and we love the views and the quiet.

Had a fantastic stay in Seaview cottage, Catherine and Bill were both lovely and extremely helpful. The games room and the pool were used a lot by both families as the weather wasn’t too good. We all loved the donkeys and the ponies too.
The beaches at Woolacombe were beautiful and the girls went on a beach hack from Mullacott riding stables which was fantastic. The staff were really helpful and friendly and the horses were all very well behaved and suitable for all levels. The boys went quad biking at Keypitts which was fantastic value for money and so much fun. We also went on a bike ride as a whole family along the Tarka trail. Otter bike hire were really helpful and gave us a map to follow. The whole route was about 12 mile ride.
The cottage was lovely and had everything . We would defiantly like to come and stay again some time soon

We had a brilliant week here at Smythen Farm, with beautiful views. The children enjoyed the swimming pool which was lovely and warm. The play area was a great hit as was the visit from Bill and family to drop off Easter Eggs. We were made to feel very welcome by Bill and Catherine and nothing was too much trouble.
Watermouth Castke was a good day out and you can return for £2.50 each. Combe Martin Wildlife and Dinosaur Park was a good day out. My favourite day out was the Big Sheep, my son loved the roller coaster and went on it 5 times. The soft play area was a massive hit even with the adults.
Anyway we are sad to leave here but will be back soon.

Our 7th year returning to Symthen Farm, we can not recommend it enough. A lovely relaxing location, with beautiful views down the Sterridge Valley out to the sea. Modern cottages, with great onsite facilities including the indoor pool. Thank you to Bill and Kathryn for making our first holiday with our baby son Oliver a fantastic trip. We look forward to returning next year.

What a fantastic stay ! 1 week spent in a beauiful cottage in a glorious setting, with some wonderful hosts and some excellant facilities. A perfect distance distance from everything that North Deven has to offer.

Lovely 1 Week stay in a beaufiful cottage,
The views are amazing. Great dog walks.
The owners were very helpful and gave us good directions for nice places to go as we had never been to North Devon before.
We defo recommend Smythen Farm. The pool was also lovely and warm. My 1 year old little girl loved it !
